Settling has the widest range
Settling or sinking is HomeAdvisor's widest band, at $5,000 to $25,000. The spread comes mostly from the number of piers. As our own illustration: 8 piers at $1,000 to $3,000 each is $8,000 to $24,000.
What to compare between quotes
- Pier count and layout. Ask for a drawing.
- Engineering. Is an engineer's design or letter included? The Texas Section ASCE guidelines say repair design should come from a Texas-licensed engineer.
- Plumbing tests. The same guidelines call for testing when a house is lifted.
- Approvals. Who handles county, HOA or city paperwork? See permits and HOAs.
- Warranty. Length, coverage and whether it transfers to a buyer.
Spring context
Census QuickFacts puts the median owner-occupied home value in the Spring CDP at $231,500 (2020 to 2024). A $5,000 to $25,000 settling repair is about 2% to 11% of that, by our arithmetic, so it's worth pricing carefully.
